Local Plan Review 2020 - 2040

Introduction

We have  launched A Call for Sites to provide individuals and organisations with the opportunity to suggest land they own that they think has the potential to be developed for gypsy and traveller uses. This is because the previous call for sites has failed to identify sufficient land for this use. We are also looking for small residential sites. This is to help us fulfil the NPPF requirement to accommodate 10% of our housing on sites of less than 1ha in size.

What we are looking for

1. Gypsy and traveller sites (permanent or transit sites), and
2. Small sites suitable for residential development

We DO NOT need sites that have already been submitted in response to the GESP Call for Sites in 2017 or the Teignbridge Local Plan Call for Sites in 2018 to be re-submitted.  These sites have already been assessed.

Gypsy and traveller sites should be:

• Between 0.5 – 1ha in size
• Located close to, but not immediately adjacent to, the edges of settlements, so facilities, such as shops, schools, health and welfare services and employment opportunities can be accessed within 30 minutes travel on foot, by bicycle or by public transport
• Sites should also have good road access (for caravans and trailers) and should not rely on narrow country lanes with no pedestrian footways or lighting; and
• Sites should not be liable to flooding; should not create a conflict between adjacent uses; should not be steeply sloping; and should not be on land that is associated with a European Protected Site (South Hams Special Area of Conservation, Dawlish Warren Special Area of Conservation, and Exe Estuary Special Protection Area)

 Small residential sites should be:

• Between 0.3ha and 2ha in size
• Located immediately adjacent to, or close to, an existing defined settlement which has at least basic facilities and services, including a primary school
• Sites should ideally have sustainable transport opportunities, including the ability to reach services and facilities on foot, by bicycle or by public transport; and
• Sites should not be liable to flooding; should not be steeply sloping; and should not be on land that is associated with a European Protected Site (South Hams Special Area of Conservation, Dawlish Warren Special Area of Conservation, and Exe Estuary Special Protection Area)

Instructions

• This form is for new gypsy and traveller sites of between 0.5 – 1ha in size or small residential sites of between 0.3 – 2ha in size
• If you have already submitted a site you do not need to re-submit it
• Please complete all sections of this form
• You must attach an electronic version of a map at a suitable scale, clearly showing the boundaries of the site and the area suitable for development if different, eg if areas are too steep, subject to flooding, prominent in the landscape.
• You must attach a digital version of Land Registry details of each site, including both Title Register and Title Plan
